Home Only Financing

Home Only Loans are also known as chattel loans. They are personal property loans for for the purchase or refinance of a manufactured home that is not permanently affixed to real estate. Down payment requirements can vary on Home Only loans. We can provide you with lenders, help with your application, and answer any questions.

FHA & VA Loans

If you’ve had credit challenges in the past but can repay a mortgage now, FHA modular and manufactured home loans are a great option. In many cases, these loans have lower credit score and down payment requirements. This means that past credit issues or a lack of credit will not deter you from obtaining financing right away.

The VA offers manufactured and modular home financing to active duty military, veterans, and their spouses. Similar to FHA loans, these have lower credit requirements. However, they also carry other major benefits. For instance, you may be able to purchase your new home without a down payment. Plus, you won’t have to make monthly PMI payments. Last, the VA will select the home appraiser. This means that the lender has little or no control over the appraisal process.
